Why office cleaners get warehouse work wrong

A contractor whose experience is offices quotes a warehouse on floor area, sees a large number of square metres and a small number of rooms, and prices it low. Then they meet the crib room.

The floor of a distribution centre is mostly untouched by a cleaner from one month to the next. The parts that need work every visit are small and heavily used: the lunchroom that forty people eat in, the change room, the boot area, the washrooms taking industrial soil, the site office. That is a labour intensive scope in a small footprint, and it is the opposite shape to an office job. Quote it as an office and the hours run out in week three. The commercial cleaning method we use measures each of those areas separately for exactly that reason.

Scope

The recurring scope, area by area

Everything below is written into your scope document with a frequency against it. The frequencies vary by site; the areas rarely do.

Crib room and lunchroom

Tables and chairs, benches, sink and tap, microwave inside and out, fridge exterior and handles, urn or boiling water unit, cupboard fronts, vending machine fronts, bins emptied and liners replaced, floor swept and mopped. Green coded cloths only. On a site of any size this is the single most inspected room, because it is the one every person on the floor uses.

Change rooms, lockers and boot areas

Bench seating, locker fronts and tops, boot racks and the floor beneath them, hand basins, mirrors, shower cubicles and screens where fitted, drains checked, floors machine or manually scrubbed depending on the surface. Heavy soil, ground in grease and boot tread carry-in are normal here and the method is different to an office floor.

Industrial washrooms

Pans, urinals, cisterns, basins, taps, mirrors, partitions and doors, dispensers refilled, sanitary units checked, floors mopped with dedicated equipment. Red coded for pans and urinals, yellow for the rest. Industrial hand cleaner residue around basins is its own job and is written into the scope rather than assumed.

Site office and reception

Workstations and touch points, meeting or toolbox room, reception counter and glass, printers, floors vacuumed or mopped, bins out. Usually the only part of the site a visiting customer sees, which is why it is cleaned every visit even where the rest of the scope runs weekly.

Floors and periodics

Sweeping and scrubbing are not the same job

A manual sweep moves roughly 300 to 450 square metres an hour and removes loose debris. A ride-on or walk behind scrubber covers 1,200 to 2,000 square metres an hour and removes the film that makes a concrete floor look grey.

Most sites need both, on different cycles. Sweeping goes into the recurring scope. Scrubbing is periodic work, quoted at $0.65 per square metre with a $450 minimum, and usually run quarterly or six monthly depending on traffic. Sealed and coated floors are scrub and recoat work at $6 per square metre with a $350 minimum. We will tell you which your floor is, and we will not sell you a strip and seal on a floor that does not have a coating to strip.

Hardstand and apron pressure cleaning is $4.50 per square metre with a $350 minimum, and it comes with one honest caveat: under WA water quality protection guidance and the Environmental Protection Act 1986, wash water cannot simply be discharged to stormwater. If a site has no suitable containment we will say so before quoting rather than after.

Minimums apply: $450 warehouse scrub, $350 scrub and recoat, $250 machine scrub, $650 strip and seal, $350 pressure cleaning. Periodics can be amortised across twelve months so the monthly invoice stays flat.

We turn up inducted, not asking where to sign

An industrial site does not want a cleaner arriving at 6am who has never done an induction, has no hi-vis and does not know which aisle is live. That is a safety incident waiting to be written up with your name on it.

Everything below happens before the first clean, not during it. It is also the part a WHS officer asks about first, so we treat it as part of the scope rather than as paperwork that happens later.

What does warehouse cleaning actually include?

Usually the parts people walk through rather than the racking: the front office, crib room, lunchroom, washrooms, amenities and change rooms, plus office floors and glass. On top of that we quote periodic work such as floor scrubbing, high dusting and hardstand cleaning, either separately or amortised across the monthly fee.

Do you clean crib rooms and site amenities?

Yes, and that is the majority of what warehouse cleaning is. Crib rooms, lunchrooms, change rooms, boot and locker areas and industrial washrooms carry far heavier soil than an office, and they are also the areas your people judge the site by. We keep an SDS and chemical register your WHS officer can copy straight into your own system.

Can you scrub a warehouse floor?

Yes, on a walk behind or ride-on scrubber, at $0.65 per square metre with a $450 minimum. We hire the machine until we hold enough floor contracts to justify owning one, and that hire cost appears in your quote at cost plus 30 per cent rather than being marked up invisibly.

How do you work around forklifts and moving plant?

We agree exclusion zones and a sequence before the first shift. Cleaners work behind a barrier or in an area that has been isolated, never in a live aisle, and the crib room and amenities are usually done during a shift break when the floor is quiet. Every cleaner completes your site induction, wears hi-vis and steel capped boots, and signs in the way your own staff do.

What insurance do you hold?

Twenty million dollars of public liability, including a care, custody and control extension that covers the client property we are working on, plus workers compensation for every cleaner. Certificates of currency go out with the proposal, and again at each renewal without you asking.

Can you clean the racking and the high level dust?

High dusting and cobweb removal is $72 an hour, and racking is quoted per run after we have seen the height and the access. Anything requiring a boom lift above eleven metres needs a high risk work licence, and if that is what the job needs we will tell you and refer it rather than improvising.
