Welshpool is about fifteen minutes from our base in South Guildford, straight down through the airport precinct. It is one of Perth's established heavy industrial and logistics areas, and almost nothing in it looks like an office.
The commercial stock is workshops, transport and freight depots, trade suppliers, engineering and fabrication premises, storage and distribution buildings, and the yards and hardstand that go with them. Welshpool Road East carries a long run of trade and industrial frontage, and the area runs straight into Kewdale, which is one of the largest freight precincts in the state.
Perth metropolitan industrial vacancy sits at around 2 per cent, the tightest of any Australian capital, so these buildings are full and working hard. That has a direct consequence for cleaning: the amenities take a beating, and they are the part of the site your own people judge you on.
Scope
A contractor whose experience is offices sees a large floor area and a small number of rooms and prices a Welshpool site low. The hours are not in the floor. They are in four small rooms that forty people use every day.
Tables, chairs and bench seating, benches and splashback, sink and tap, microwave inside and out, fridge exterior and handles, urn or boiling water unit, vending fronts, cupboards, bins emptied and relined, floor swept and mopped. On most Welshpool sites this room is used in shifts across the whole day and never gets an hour to itself, which is exactly why it needs a written frequency rather than good intentions.
Bench seating, locker fronts and tops, boot racks and the floor beneath them, basins, mirrors, showers and screens where fitted, drains checked and cleared, floor scrubbed. Ground in grease, boot tread carry-in and industrial hand cleaner residue are the normal soil load here, and they need a degreasing product and a machine, not a mop and hope.
Pans, urinals, cisterns, basins, taps, mirrors, partitions and doors, dispensers refilled, sanitary units checked, floors mopped with dedicated equipment. Red coded for pans and urinals, yellow for the rest of the room, and never the cloths that were in the crib room. A washroom on a busy depot needs servicing more often than an office washroom with the same number of fixtures.
Workstations and touch points, toolbox or meeting room, trade counter and the customer side of it, printers, glass, floors and bins. Often the only part of the site a customer or an auditor sees, so it is cleaned every visit even where the rest of the scope runs two or three times a week. The method here is closer to office cleaning, and it is quoted as its own line.

On site
Very few Welshpool sites empty out at six o'clock. Depots dispatch early, workshops run long, and there is usually plant moving somewhere. The cleaning has to fit around that rather than assume an empty building.
So the sequence is agreed before the first shift, in writing, with your supervisor. Which areas are cleaned when, which aisles are live, where the exclusion zone sits, and what happens if a forklift needs the space a cleaner is standing in. Crib rooms and amenities are usually done during a break or immediately after one. Site offices are done at the end. Nobody works in a live aisle, ever.
The service window drives the rate: $58 an hour plus GST inside ordinary hours, $64 for a shift finishing after 6pm, $72 overnight, $78 Saturday. If your site genuinely needs an overnight clean we quote overnight, because the award pays a loading for it and pretending otherwise just moves the problem into month four.

Minimums apply on periodic work: $450 floor scrub, $350 pressure cleaning. Periodics can be amortised across twelve months so the invoice stays flat. Minimum contract $650 plus GST a month, invoiced monthly in arrears on 14 day terms.

Crib rooms, lunchrooms, change rooms, boot and locker areas, industrial washrooms and the site office. Those areas are small, heavily used and carry almost all the labour. Usually yes. Transport and distribution sites in Welshpool often run early starts and late finishes, so the workable window is either a shift break or a quiet period rather than a fixed evening slot. No. Thirty days notice either way after the first three months. On an industrial site the honest test of a contractor is whether the crib room is right in month nine, not whether the contract is signed, and a notice period should not be doing the work service ought to.

Under WA water quality protection guidance and the Environmental Protection Act 1986, wash water cannot simply be put down a stormwater drain.
