A new premises needs two different cleans, and they are almost always bought from two different people, which is how the second one ends up being written badly.

The handover clean

After the trades leave and before you move in. Construction dust off every surface including the ones nobody looks at, protective film removed, adhesive residue and paint spatter off glass and hardware, cabinetry cleaned inside and out, floors stripped of site grime, washrooms and kitchens commissioned. Quoted per job at $74 an hour plus GST. It is a one-off and it is not a bigger version of a weekly clean.

The recurring scope

Written by someone who has already seen every room empty, which is the argument for having the same contractor do both. We know where the floor changes surface, which cabinet doors mark, where the water sits and which rooms take twice as long as their size suggests. That is the difference between a scope that holds for a year and one that gets renegotiated in month three.

For a new medical suite the recurring scope follows medical centre cleaning at $72 an hour plus GST. For a new early learning centre it follows childcare cleaning at $68, with Victorian Working With Children Checks and a scope written against Quality Areas 2 and 3.

We are opening a new clinic. What do we need first?

Two things, in order. Do you write the scope, or do we?

You will know things about your premises that we cannot see in forty minutes.

We are a small clinic. Are we too small for you?

Possibly, and we will say so rather than write a padded contract. Our minimum recurring commercial contract in Victoria is $750 plus GST a month. A three room clinic on a weekly scope will often not reach that. A fortnightly or periodic arrangement sometimes suits better, and where an owner holds several premises the portfolio clears the minimum easily.

Do your cleaners hold Working With Children Checks?

Every cleaner attending an early learning centre or a school holds a current Victorian Working With Children Check, and the word Victorian matters because the check is not portable between states. Card numbers and expiry dates go to you in writing before the first clean and are reissued on renewal without you chasing them.

How far north do you go?

There is no travel charge within about 25 kilometres of Broadmeadows, which covers Craigieburn, Roxburgh Park, Greenvale, Mickleham, Wollert and Donnybrook. The growth front is moving north, which means it is moving toward our base rather than away from it, so this is a corridor we expect to keep servicing rather than one we will quietly withdraw from.

What rate applies to a medical suite here?

Seventy two dollars an hour plus GST for the clinical protocol: a documented two step clean and disinfect using Whiteley Viraclean AUST L 69000 with the contact time observed, colour coded equipment and a scope written per room type. It is above the standard rate because the method takes longer, not because clinics are assumed to pay more.

Can you clean a leisure centre or a community facility?

Yes. Changing rooms, showers, wet area floors, foyers, activity rooms and public washrooms are a specific kind of work with their own frequency and their own chemical selection, and we quote them by counting fixtures rather than measuring floor area. Pool plant and water treatment are not ours and we will not pretend otherwise.
