The airport precinct does not close. Freight moves overnight, aviation services run to flight schedules rather than office hours, and hotels turn over rooms every day of the year. The cleaning has to fit into that, not the other way round.
This is the single biggest reason Tullamarine businesses struggle to hold a cleaning contractor. A 2am attendance is easy to agree to at a sales meeting and hard to staff in month seven, particularly for an operator who subcontracts to individual ABN holders and has no real ability to roster anybody. The work gets pushed later, then thinner, then somebody notices.
We employ our cleaners, we pay the award including the loadings the award requires for those hours, and we quote the window honestly: $72 an hour plus GST for a shift finishing between midnight and 8am, $64 before 6am or after 6pm. A single flat rate quoted against an overnight site should make you ask what happens to it in six months.

Freight and logistics
Almost every freight forwarding operation here is a warehouse with an office attached, and the two halves want completely different scopes at completely different frequencies.
Crib rooms, lunch rooms, toilets, showers, change rooms, lockers and the driver waiting area, plus the warehouse floor by zone. Amenities carry the labour hours, and they are used harder here than almost anywhere because the building runs three shifts rather than one. High frequency on the crib room and the toilets is not a luxury on a 24 hour site, it is the whole job.
Customs and documentation offices, meeting rooms, reception and the customer counter. Cleaned like any office: workstations, touch points, kitchen, washrooms and glass, at the standard or after hours rate depending on the window. This is what a customer sees, and it is usually the part that has been quietly dropped by whoever cleaned it last.

Hotels and offices
Airport hotels and serviced accommodation run their own housekeeping. What they contract out is usually the rest: lobbies, corridors, lifts, stairwells, public washrooms, conference and meeting rooms, gym and pool surrounds, back of house corridors, and the periodic work housekeeping has no time for. Carpet extraction, hard floor scrub and recoat, high dusting and internal glass detail.
Serviced offices and corporate tenancies in the business park are more conventional, but they share the airport's timing problem: tenants keep unusual hours, so the quiet window is narrower and later than in an ordinary office building.
Periodic work on all of these is costed for the year and divided across twelve invoices, so a carpet extraction in March does not arrive as a surprise line in a March invoice.

A genuine seven day operation carries Saturday and Sunday rates, and the Sunday rate is materially higher because the award makes it so. On sites running five or more cleans a week we take four per cent off the hourly rate, which softens it, and we will always show you what moving from seven days to six does to the annual figure before you decide.
Victoria also has two public holidays Western Australia does not, and we will not roster your site on a public holiday at the $120 rate without asking you first. Saturday is $78 and Sunday is $95 because the award makes them so, and on a seven day roster those two days can be a third of the annual cost. Sites cleaned five or more times a week get four per cent off the hourly rate. We will price six days and seven days side by side so the decision is yours with the numbers in front of you.
