Marlow is based in South Guildford. That is not a nominal head office in a suburb we happen to like the sound of. It is where the vehicles are kept, where the chemicals and machines live, and where a run starts and ends.
It matters for one practical reason. The thing that makes cleaning contracts fail is not usually the cleaning, it is the response when something goes wrong: a blocked drain, a spill before a client walks in, a cleaner off sick on a Tuesday. A contractor forty minutes away manages that with an apology and a promise for tomorrow. We can be at a Guildford premises inside ten minutes with the right equipment already in the van.

The suburb
Guildford is unusual for the eastern corridor. It is one of the oldest settled parts of Western Australia, most of the central precinct is heritage, and the commercial stock is small, old and mixed. South Guildford, across the river flats, is the opposite: newer light industrial and trade premises.
Small suites along and around James Street and Meadow Street, often converted from residential or retail buildings. Typically one to two hundred square metres, several small rooms rather than an open floorplate, original timber floors and stairs, and a scope that looks nothing like a modern tenancy.
Cafes, restaurants and venues on the historic strip, cleaned before opening rather than late at night. Glass, floors, front of house surfaces and washrooms every visit, with kitchen degreasing as separate periodic work.
Guildford is a school suburb, with Guildford Grammar School the largest campus in the area. Classrooms, administration blocks, boarding and training spaces all need Working With Children Checked cleaners, which is covered under our childcare and education cleaning.
Guildford sits at the gateway to the Swan Valley, so a share of the local commercial stock is visitor facing: galleries, tasting rooms, accommodation and small venues. Weekend and public holiday work is quoted at the Saturday, Sunday or public holiday rate rather than absorbed and resented.
South of the river the character changes entirely: trade units, workshops, transport yards and warehouses running through toward Hazelmere. That work is priced as warehouse and workshop cleaning, with crib rooms and amenities as the real scope.

Old buildings
Most of the commercial premises in central Guildford predate every product on a modern cleaning trolley. That is a method problem, not a pricing problem, and it is worth sorting out at the inspection rather than after a floor has gone cloudy.
Original jarrah boards, early linoleum, encaustic tiles, lime mortar, painted timber joinery and single glazed timber sash windows all behave differently to the vinyl, laminate and aluminium of a 1990s office. Strong alkaline cleaners strip finish from old timber. Too much water at a skirting finds its way into a wall that has no damp course. A rotary machine that is unremarkable on a warehouse floor will mark a soft old board in one pass.
None of this is difficult. It just has to be identified, written into the scope with the product named, and then actually followed by the cleaner on the night. That is the same discipline we apply to a chemical register in a clinic, applied to a different problem.
Cost
The rate card does not change by suburb. $58 an hour plus GST between 6am and 6pm, $64 after 6pm, $78 Saturday and $95 Sunday, with a minimum contract of $650 plus GST a month.
What changes in Guildford is that a small site is genuinely viable. Most of the commercial stock here is under two hundred square metres, and a contractor based in Osborne Park or Canning Vale has to absorb thirty five minutes of driving each way before they touch a mop. That is why small suburban tenancies get quoted high, or quoted low and then dropped. Ours is a five minute drive, so the number reflects the cleaning.
If your premises genuinely cannot support $650 a month, say so at the inspection. We will usually suggest a lower frequency that still holds the building, or tell you honestly that a smaller operator is a better fit. That is a better outcome than a contract neither side wants in six months.
Guildford sits at the centre of our core area, and everything within 25 kilometres carries no travel charge. Most Guildford sites share a run with Midland or Bassendean.
