Guildford is unusual for the eastern corridor. It is one of the oldest settled parts of Western Australia, most of the central precinct is heritage, and the commercial stock is small, old and mixed. South Guildford, across the river flats, is the opposite: newer light industrial and trade premises.

Small suites along and around James Street and Meadow Street, often converted from residential or retail buildings. Most of the commercial premises in central Guildford predate every product on a modern cleaning trolley. That is a method problem, not a pricing problem, and it is worth sorting out at the inspection rather than after a floor has gone cloudy.

Original jarrah boards, early linoleum, encaustic tiles, lime mortar, painted timber joinery and single glazed timber sash windows all behave differently to the vinyl, laminate and aluminium of a 1990s office. Strong alkaline cleaners strip finish from old timber. Too much water at a skirting finds its way into a wall that has no damp course. A rotary machine that is unremarkable on a warehouse floor will mark a soft old board in one pass.
