Why we publish them

The Perth bond market splits into a volume tier around $400 to $700 and a guaranteed tier around $660 to $990. We sit at the bottom of the guaranteed tier deliberately: we carry the re-clean guarantee, so we cannot price like the volume operators, and there is no reason to price at the top of it either.

What changes the price

Two storey adds 15 per cent because stairs, landings and a second set of wet areas take real time. Furnished adds 20 per cent because everything has to be moved and cleaned around. A property left in genuinely poor condition is quoted after an inspection rather than guessed at over the phone.

Booking and payment

A 50 per cent deposit confirms the booking and the balance is due on completion. That is normal for one-off work and it is the same arrangement most reputable operators use. Card, EFT or direct debit.

The guarantee

Seven days, and what it actually covers

If your agent or landlord identifies a cleaning deficiency within seven days of the final inspection, we come back and rectify it free. No argument, no call out fee, no renegotiation.

A guarantee is only worth something if its edges are stated, so here are ours. It covers cleaning. It does not cover carpet steam cleaning unless you booked that with us, because we cannot guarantee work somebody else did. It does not cover pre-existing damage, and it does not cover fair wear and tear, neither of which is a cleaning problem. It does not cover a property that has been lived in, moved through or had trades working in it after we finished, which is why the timing of the clean matters.

Everything inside those edges is ours to fix. Call or email, tell us what the agent picked up, and we will get back to the property.

We call this the 7 day re-clean guarantee and never a bond back guarantee. A bond depends on rent, damage, keys and other matters that have nothing to do with cleaning, so nobody can honestly guarantee its return. We guarantee our own work, which is the only part of it we control.

What agents actually inspect

After enough final inspections, the list is predictable. These are the items that come back on a report far more often than anything else, and they are the items our bond clean checklist is built around.

  • Shower screens, grout and mineral scale around taps and drains
  • Window tracks, sills and flyscreens
  • Skirting boards, door frames and the tops of doors

Carpet steam cleaning has a three room minimum, $135. Blinds have a $40 minimum. We do not do pest control, external window cleaning above ground floor, garden work or rubbish removal, and we will tell you who does rather than have a go at it.

Carpets

The carpet question, answered properly

This is the single most common source of a withheld bond in Western Australia, and the answer is in your own lease rather than in anybody's opinion.

No law requires you to buy a carpet clean

There is no law in Western Australia requiring a tenant to hire a professional cleaner, or a professional carpet cleaner, when they move out. The standard is that the property is returned reasonably clean, allowing for fair wear and tear. If a cleaning company tells you the law obliges you to buy a carpet clean, they are wrong.

What can exist is a term in your tenancy agreement. That is a contractual question about the document you signed, not a legal obligation that applies to everybody, and it is answered by reading your lease.

Some Western Australian residential tenancy agreements include a clause about carpet cleaning at the end of the tenancy. Where such a clause exists and applies, the agent will generally ask for a receipt as evidence, and a tenant who cleaned the carpets themselves with a hired machine has done the work and cannot easily prove it.

So read your lease first, and read your property condition report alongside it. If the clause is there and the carpets are genuinely soiled from your tenancy, book it, keep the receipt and hand it over with the keys. We do it on the same visit at $45 a room with a three room minimum, an open plan lounge and dining counts as two rooms, and the receipt comes with your invoice. If the clause is not there, do not let anyone tell you it is.

Timing it around your handover

  1. Book once the property is empty

    We need it clear of furniture and belongings. A part-packed property means cleaning around boxes, and the guarantee cannot cover a surface nobody could reach.

  2. Leave power and water connected

    No power means no oven clean and no vacuuming. Disconnecting utilities the day before the clean is the most common avoidable problem we see.

  3. Clean the day before the inspection

    Not the morning of it. The buffer is what lets us deal with a stubborn oven or a scaled shower screen without anyone panicking.

  4. Keep the receipts together

    Cleaning invoice and carpet receipt in one email to the agent, with the keys. It closes the conversation before it starts.

For property managers

If you are the one signing off the inspection

A property manager does not need the cheapest bond clean. They need one that does not generate a second visit, a disputed bond and three emails.

The seven day guarantee is written for exactly that. If the clean does not pass, we come back rather than arguing about whether the oven was already like that. Prices are fixed and published, so they can be quoted to a tenant without a quote request. Invoicing can go to the tenant, the landlord or the agency, whichever the arrangement is.

We also clean between tenancies for landlords, do move in cleans for incoming tenants, and handle the ongoing side: regular house cleaning in Perth at a fixed price per clean for a tenanted or owner occupied property. If you manage buildings as well as tenancies, the common property side is set out under strata cleaning, and a commercial tenancy vacate is quoted the way office cleaning is, at $68 an hour plus GST for one-off work.

How much is a bond clean in Perth?

Fixed prices by property size, including GST: 1x1 apartment $340, 2x1 $450, 2x2 $520, 3x2 $620, 4x2 $780, and 5x2 or 5x3 $950. A two storey property adds 15 per cent and a furnished property adds 20 per cent, because both genuinely take longer. Carpet steam cleaning is separate.

What is the 7 day re-clean guarantee?

How long does a bond clean take?

A 3x2 is typically around seven and a half hours of work, and a 5x2 closer to eleven and a half. Most properties are done in a single day by a team of two. We need the property empty of furniture and belongings, and we need power and water connected, otherwise the oven cannot be cleaned and the floors cannot be mopped.

Can you clean on the day of my final inspection?

We would rather not, and we will usually push back. Book the clean for the day before the inspection so there is time to deal with anything unexpected, such as an oven that needs a second pass or a shower screen with heavy mineral scale. Booking the clean and the inspection for the same morning removes the buffer that makes the guarantee useful.
