Belmont is about seven kilometres from our base, which is ten to twelve minutes on the Great Eastern Highway. It is also the most mixed commercial suburb we service, and that is the thing worth knowing before anyone quotes it.

Within a couple of kilometres Belmont contains a major retail centre, a business park of professional offices, a long automotive strip along the highway, light industrial and trade premises, and a considerable amount of strata managed commercial property. Sitting alongside it are Ascot, Redcliffe, Rivervale and the airport precinct, all inside our core area.

Each of those is a different scope with a different rate, and the mistake we see most often on a Belmont site is a single average rate applied across a building that has an office at the front and a workshop at the back. Showrooms

A showroom is judged in the first ten seconds

Nobody inspects a showroom. They walk in, glance at the glass and the floor, and form a view of the business before anyone speaks to them. That makes the scope unusually front-loaded compared with an office.

Entry glass and the floor immediately inside it are done every visit without exception. Display floors are burnished or machine cleaned on a periodic cycle rather than mopped into a haze. Customer lounges, coffee stations and washrooms are treated as front of house rather than as staff areas, because customers use them and notice them. Service reception, where a customer stands next to a counter with a work order, is the crossover point between the clean half of the building and the dirty half, and it needs its own line in the scope.

Behind the wall the method changes completely: degreasing, heavier soil, oil spotting on concrete, and equipment that never crosses back into the showroom. Colour coding does the enforcing, the same way it does in a clinic.
