Who this is for

Offices where somebody is accountable for the state of the place

Usually an office manager, a practice manager or a partner who did not plan to spend their week thinking about hand towel and carpet. The complaint is rarely that the office is dirty. It is that nobody can say what was supposed to be done.

Office cleaning is a small part of the commercial market by revenue and the largest part by aggravation, because it happens in a building full of people who each notice a different thing. One person cares about the kitchen sink. One cares about the glass in reception. One only ever raises the toilets. A written scope means the answer to all three is the same document rather than three separate opinions. This page covers offices specifically; the pricing method behind it is the same one we use for commercial cleaning across Perth.

Scope

What is included

This is the standard office scope. Yours is written specifically for your building after the inspection, area by area, with a frequency against every task.

Workstations and touch points

Desks and horizontal surfaces damp wiped where clear, monitors and screens dusted, chairs and arms wiped, door handles, light switches, lift buttons, handrails, printer panels and shared keyboards disinfected. Touch points are the part that quietly matters and the first thing skipped when a cleaner is behind.

Kitchen and staff room

Benches, splashback and sink, tap and drain, cupboard fronts, microwave inside and out, fridge exterior, dishwasher loaded or emptied by arrangement, tables and chairs, bins emptied and liners replaced, floor mopped. Green coded cloths only, never the ones used anywhere near a washroom.

Washrooms

Pans, seats, cisterns and urinals, basins, taps, mirrors, partitions, dispensers refilled, sanitary units checked, floors mopped with a dedicated mop head. Red coded equipment for pans and urinals, yellow for the rest of the room. This is the area that generates complaints faster than any other.

Floors and glass

Carpet vacuumed including under desks where accessible, hard floors dust mopped and damp mopped, entry mats lifted and cleaned beneath, internal glass and partitions spot cleaned, entry doors and reception glass done every visit because they are the first thing anyone sees.

Meeting rooms and reception

Tables reset and wiped, whiteboards cleaned by arrangement, chairs pushed in, cups and rubbish removed, glass walls spot cleaned, reception counter and seating detailed. A meeting room left as the last meeting left it is the single most visible cleaning failure in an office.

Periodic work

Carpet steam extraction at $6.50 per square metre, minimum $220. High dusting and cobweb removal at $72 an hour. Internal window cleaning at $6 a pane. Hard floor scrub and recoat at $6 per square metre, minimum $350. Quoted separately or amortised into the monthly fee so the invoice never jumps.

Cost

Why after hours costs more, and why we say so

Most office cleaning happens after 6pm, and the Cleaning Services Award pays a loading for a shift that finishes after 6pm. A contractor quoting a single flat rate for daytime and evening work is either wearing that loading or has not noticed it yet.

Our standard daytime rate is $58 an hour plus GST. After 6pm it is $64. Overnight, finishing between midnight and 8am, it is $72. Saturday is $78 and Sunday is $95. The rate on your quote is the rate for the window your building actually needs, and the minimum contract is $650 plus GST a month. Sites cleaned five or more times a week take 4 per cent off the hourly rate.

The other number worth knowing is the benchmark: Perth office cleaning generally lands between $2.50 and $6.50 per square metre per month. A quote below that band usually means the hours have been underestimated, and underestimated hours get corrected in month four.

Frequency

How often your office actually needs cleaning

Frequency is driven by headcount and washroom traffic, not by floor area. A 400 square metre office with eight people needs less than a 200 square metre office with twenty five.

We will tell you when you are buying more frequency than the building needs. It is a strange sales position and it is the right one, because a client who trusts the recommendation stays for years, and a client sold five nights they did not need cancels in six months.

Perth CBD office vacancy sat at 16.9 per cent in February 2026, second highest in the country, while the suburban office market along the eastern corridor kept filling. That is where most of our office work is, and it is fifteen minutes from where we are based.

How much does it cost to clean a small office in Perth each month?

As a guide, a 100 to 200 square metre office cleaned three times a week is a four figure monthly contract. The variables are floor area, the number of washrooms, the frequency, and whether the work happens before or after 6pm. We give you the real figure after a free inspection, itemised so you can see the hours behind it.

How often should an office be cleaned?

It depends on headcount and washrooms, not on floor area. Under about ten people, a weekly clean with washrooms serviced twice a week usually holds. Between ten and thirty people, three times a week. Above that, nightly. If you are paying for more frequency than the building needs, we will say so.

Can you clean outside business hours?

Yes, and most of our office work runs after 6pm. We will quote the correct after-hours rate rather than pretending the shift costs the same as a daytime one.

Will it be the same cleaners in our office every week?

Yes. Your office is assigned to named cleaners with a named backup. They learn where the meeting room glass marks, which bin fills first and which door sticks, and none of that transfers to a stranger sent at short notice.

What happens if something is missed?

Tell us and we return and rectify it at no charge. We also issue a written quality inspection every month, which means most problems are found by us before they are found by you. If the same issue appears twice at one site, we change the cleaner rather than the excuse.

Can you supply our toilet paper, hand towel and soap?

Yes. Consumables are supplied at cost plus 20 per cent, or you keep buying them yourself, whichever you prefer. Most clients hand it over within a few months, because running out of hand towel on a Friday afternoon is nobody's favourite responsibility.
