Bayswater has spent several years being redeveloped around a new station and a reconfigured town centre. The commercial stock reflects that: some of it is old strip retail, some of it is new, and the two need different things from a cleaner.

It is roughly twelve minutes from our base in South Guildford, and it sits comfortably inside the 25 kilometre core area, so there is no travel charge. In practice Bayswater runs with Bassendean and Maylands, which is the detail that makes the pricing work: a small tenancy is viable when the vehicle is already in the suburb for two other sites.

Our minimum commercial contract is $650 plus GST a month. Plenty of Bayswater tenancies do not need that much cleaning, and we would rather say so than write a contract that quietly fails.

The reason for a minimum is not greed, it is arithmetic. Every commercial site carries fixed overhead regardless of size: a written scope, a supervisor's time, a monthly quality inspection, insurance administration, invoicing and the account management that makes the same cleaner turn up each week. Below roughly $650 a month that overhead exceeds the gross profit, and a contractor in that position responds by cutting the visit short. That is how a 90 square metre office ends up with a cleaner who is there for twenty minutes.

What we do instead is look at frequency. A small suite cleaned once a week with washrooms serviced twice often holds better than the same suite cleaned three times a week badly. If the number still does not work, we say so at the inspection and suggest a smaller local operator, because a bad fit costs you more than a referral does.
