Bayswater has spent several years being redeveloped around a new station and a reconfigured town centre. The commercial stock reflects that: some of it is old strip retail, some of it is new, and the two need different things from a cleaner.
It is roughly twelve minutes from our base in South Guildford, and it sits comfortably inside the 25 kilometre core area, so there is no travel charge. In practice Bayswater runs with Bassendean and Maylands, which is the detail that makes the pricing work: a small tenancy is viable when the vehicle is already in the suburb for two other sites.

The suburb
Bayswater has very little large floorplate commercial property. It has a great deal of small commercial property, which is a different business entirely.
Accounting, legal, design, consulting and community services, typically 60 to 200 square metres with a handful of rooms rather than an open floor. Cleaned after 6pm, with the office cleaning scope trimmed to what a small suite actually needs rather than what a template says.
Physiotherapy, chiropractic, podiatry, psychology and dental practices are well represented around the town centre and along the strip. These are quoted at the clinical rate with the two step protocol from our medical centre cleaning page, because a treatment couch is not an office desk.
The King William Street strip and the streets around the station carry a concentration of cafes, bakeries and small food businesses. Front of house before opening, washrooms and glass every visit, kitchen degreasing quoted separately as periodic work.
Strip retail, showrooms, salons, gyms and studios. Hard floors, mirrors, glass and change areas carry the hours, and the cleaning window is either before opening or after close, which changes the rate and is quoted accordingly.
The pocket running north east between Bayswater and Bassendean holds workshops, trade units and small depots. Priced as warehouse and workshop cleaning, where the crib room and amenities carry the hours rather than the floor area.
Newer buildings around the town centre commonly put retail at ground level with apartments above. Lobbies, lifts, stairwells, bin bays and car parks are common property, quoted per scheme with a monthly written report to the strata manager.
Small sites
Our minimum commercial contract is $650 plus GST a month. Plenty of Bayswater tenancies do not need that much cleaning, and we would rather say so than write a contract that quietly fails.
The reason for a minimum is not greed, it is arithmetic. Every commercial site carries fixed overhead regardless of size: a written scope, a supervisor's time, a monthly quality inspection, insurance administration, invoicing and the account management that makes the same cleaner turn up each week. Below roughly $650 a month that overhead exceeds the gross profit, and a contractor in that position responds by cutting the visit short. That is how a 90 square metre office ends up with a cleaner who is there for twenty minutes.
What we do instead is look at frequency. A small suite cleaned once a week with washrooms serviced twice often holds better than the same suite cleaned three times a week badly. If the number still does not work, we say so at the inspection and suggest a smaller local operator, because a bad fit costs you more than a referral does.
Cost
The rate card is the same as everywhere else we work: $58 an hour plus GST during the day, $64 after 6pm, $66 clinical, $64 childcare, $68 periodic, $78 Saturday. No travel charge anywhere in Bayswater, Maylands, Bassendean or Morley.
Because the premises here are small, the number that actually decides your monthly figure is the minimum paid engagement. The Cleaning Services Award sets a minimum engagement that scales with site size, starting at one hour for a small stand-alone building and two hours for anything up to 2,000 square metres. It is paid whether the work runs that long or not, so it is quoted rather than pretended away. A contractor quoting you forty minutes of cleaning is quoting a shift they cannot legally roster.
