Do you actually operate in both cities, or is one of them a call centre?
Both are real. We have a base, equipment and people in Broadmeadows for Melbourne and in South Guildford for Perth. Each city has its own phone number, its own Google Business Profile and its own cleaners. Nothing is redirected interstate.
Why are Melbourne and Perth priced differently?
Because our costs genuinely differ. The cleaning award is federal so wages are identical, but Victoria carries a higher workers compensation rate for cleaning and a portable long service benefits levy that Western Australia does not have. Melbourne end of lease work is also a more competitive market and is priced accordingly. Rather than average the two and overcharge one city, we publish both.
Are you insured?
Yes. We hold $20 million public liability with a care, custody and control extension, which covers the property we are actually working on. Standard public liability policies exclude that, and many cleaners do not realise it. We also carry workers compensation in both states, which are separate schemes. Certificates of currency are issued to every commercial client before the first clean.
Do I have to sign a long contract?
No. Commercial agreements run on 30 days notice either way after an initial three month establishment period, and residential cleaning has no contract at all. If we stop doing a good job you should be able to leave, and that keeps us honest.
How do you price a commercial site?
We inspect it. We measure the floor area, count fixtures, washrooms, kitchens and workstations, then calculate the labour hours using industry production rates and apply the rate for the hours you actually want us on site. After hours work costs more because the award requires us to pay more, and we say so rather than hiding it. You get three options and itemised pricing.
Do I have to get a professional clean when I move out?
No. There is no law in Victoria or Western Australia requiring a tenant to hire a professional cleaner. The standard is that the property is returned reasonably clean, allowing for fair wear and tear. In Victoria the rules are tighter again: a rental provider generally cannot require professional cleaning unless the property was professionally cleaned immediately before you moved in and you were told about it. People still book us because it is faster and because we carry the risk if the agent raises something.
What does the seven day re-clean guarantee actually cover?
If the agent or landlord raises a cleaning issue within seven days of the final inspection, we return and rectify it at no charge. It covers cleaning. It does not cover carpet steam cleaning unless you booked that with us, and it does not cover existing damage or fair wear and tear. We deliberately do not call it a bond back guarantee, because a bond depends on rent and damage and other things that have nothing to do with cleaning, and nobody can honestly guarantee it.
Do you charge extra for pets?
No. A lot of cleaners add a pet fee. We do not. Just let us know they are there and whether they need to be shut away.
Will it be the same cleaner every time?
Yes, that is the intent, and it is why we assign sites to named cleaners rather than sending whoever is free. If your regular cleaner is unwell or on leave we will tell you in advance and the person covering will have your scope in front of them.
Do you clean medical, childcare and NDIS premises?
Yes, and they are a core part of what we do in both cities. Clinical sites are cleaned with a documented two step clean and disinfect using Whiteley Viraclean, a TGA listed hospital grade disinfectant, AUST L 69000, with the correct contact time observed. Every cleaner attending an education or childcare site holds a current Working With Children Check for that state. The checks are not transferable between Victoria and Western Australia, so our people hold the one for the state they work in.
What happens if something is not done properly?
Tell us within 24 hours and we come back and fix it at no charge. It is written into our terms rather than being a favour. If it happens twice at the same site we change the cleaner, not the excuse.
Are your cleaners employees or subcontractors?
Employees. We pay the Cleaning Services Award, superannuation and workers compensation. Subcontracting cleaners to ABN holders is common in this industry and it pushes risk onto the worker and, ultimately, onto you as the client. We do not do it.
How quickly can you start?
Residential cleaning is usually within the same week. A commercial site is typically two to three weeks from inspection, because we want the scope agreed, the cleaner assigned and the site induction done before the first clean rather than after it. If you are stuck without a cleaner we will tell you honestly whether we can move faster.
