What commercial cleaning costs in Perth

Almost nobody in this market publishes a rate. We do, because the first thing a buyer wants to know is whether we are in the right range.

Minimum contract $650 plus GST per month. Sites cleaned five or more times a week take 4 per cent off the hourly rate. Consumables, if you want us to supply them, are charged at cost plus 20 per cent. Invoiced monthly in arrears on 14 day terms.

What a typical contract looks like

Rates per hour are useful for comparison and useless for budgeting. What you sign is a monthly figure, so here is a worked example from our pricing model.

A 180 square metre medical centre with six consult rooms, two treatment rooms, reception, two staff areas and three toilets, cleaned five nights a week, works out at two and a half hours a visit. At the clinical rate of $66 an hour, across 21.7 visits a month, with periodic work amortised across the year and 4 per cent for contract management, the fee is $3,900 plus GST a month. Every line of that is on the quote.

Where the benchmarks sit

Perth office cleaning benchmarks between $2.50 and $6.50 per square metre per month. A quote below that band usually means the scope or the frequency has been underestimated.

Method

How we price a site

We do not quote a building from a floor plan, a photograph or a square metre figure given over the phone. Every one of those methods produces a number that has to be renegotiated later, which is the worst possible start.

The eight steps below are the same for a 90 square metre suite and a 6,000 square metre distribution centre. Only the numbers change. A contract priced below its own cost fails in month four and takes your time with it, so if the figure does not work we re-scope it, reduce the frequency, or tell you we are not the right fit.

  1. Measure and count

    Floor area by surface type, pans, urinals, basins, showers, kitchens, meeting rooms, workstations, glass entries, lifts and stairwells.

  2. Calculate the hours

    Using production rates: 150 to 220 square metres an hour on congested office carpet, six to eight minutes per toilet pan and basin set, 45 to 60 workstations an hour. Conservative figures at first, then re-timed on your site.

  3. Apply the minimum engagement

    The award sets a minimum paid engagement that scales with site size, from one hour to four. It is paid whether or not the work runs that long, so it is quoted rather than absorbed.

  4. Apply the right rate

    The rate follows the service window you need. If your building can only be cleaned after 6pm, we quote $64, not $58.

  5. Add periodics and consumables

    Carpet extraction, hard floor work and high dusting are costed annually and divided by twelve, so the monthly figure never jumps. Consumables at cost plus 20 per cent.

  6. Add contract management

    Four per cent on sites over $2,000 a month, covering supervision, inspection and reporting. Shown as a line, not buried in the rate.

  7. Sanity check the result

    Against the per square metre benchmark for your building type. If it falls outside the band we go back and find out why before you see it.

  8. Issue three options

    Usually the same scope at three frequencies, so you can see what dropping from five nights to three does to the price.

What you can put in front of an auditor

Reliable, insured and police checked are entry tickets that every credible contractor claims. What most small operators cannot produce is the paperwork behind the work.

It matters most to a practice manager facing accreditation, a centre director facing an assessment visit, and a WHS officer who has to produce a chemical register on request. It costs us more to run this way, and it is why we do not have to be the cheapest quote.

Scope of works

Every area, task and frequency, in a document formatted to attach straight to an audit or accreditation file. It also settles disagreements before they become disputes.

Chemical and SDS register

A current safety data sheet for every chemical on your site, readily accessible as the WA Work Health and Safety Act 2020 requires, with decanted containers labelled.

Colour coded equipment

Red for toilets and urinals, yellow for other bathroom surfaces, green for kitchens and food areas, blue for general and glass. On the wall in the cleaner's cupboard, not only in a manual.

Monthly quality inspection

A scored written inspection sent to you whether you ask for it or not. Anything below standard is rectified within 48 hours at our cost.

Certificates of currency

Public liability with the care, custody and control extension, and workers compensation, reissued at each renewal without you chasing.

Personnel records

National police checks on every cleaner, and current Working With Children Checks for anyone attending an education or childcare site.

Terms

No lock-in, and no gap in service

After a three month establishment period, either side can end the agreement with thirty days notice. The franchise operators in this market commonly use twelve month terms. We would rather keep your work by doing it properly.

The other reason people stay with a cleaner they are unhappy with is the fear of a messy handover. We run it for you: inspect while you are still under the existing arrangement, write the scope, agree the start date, and take over keys and access on the day the old contract ends.

How much does commercial cleaning cost in Perth?

Our standard rate is $58 per hour plus GST for work between 6am and 6pm, Monday to Friday. After 6pm it is $64 per hour plus GST, because the award pays a shift loading and we would rather show you that than hide it. The minimum contract is $650 plus GST per month. Most quotes land as a fixed monthly figure once we have measured the site.

Why is your after-hours rate higher?

Because our cost is higher. The Cleaning Services Award pays a loading for shifts that finish after 6pm, and most office cleaning happens after 6pm. A contractor quoting one flat rate is either absorbing that loading or has not found it yet, and will come back to you when they do. We price it in from the start.

Do you lock clients into a contract?

No. After a three month establishment period, either side can end the agreement with 30 days notice. It is written into every proposal we issue rather than being something you have to negotiate for.

How do you work out the price for my site?

We inspect it. We measure the floor area, count the toilets, basins, kitchens, meeting rooms, workstations and glass entries, calculate the hours using production rates, then apply the rate for the service window you actually need. You get an itemised quote showing scope, frequency, hours and rate, not a lump sum.

Will I get the same cleaners each time?

Yes. Each site has assigned cleaners and a named backup. Rotating strangers through a building is the reason most cleaning contracts fail, and it is the main thing our rostering is designed against.

Are your cleaners employees or subcontractors?

Employees. We pay under the Cleaning Services Award, pay superannuation at 12 per cent and hold workers compensation. It costs us more, and it is the reason the same person can keep turning up to your site for years.

What insurance do you hold?

Twenty million dollars of public liability including a care, custody and control extension, which covers the client property we are actually working on. A standard policy excludes exactly that. We also hold workers compensation for every cleaner, and we send certificates of currency with every proposal.

How do I switch from my current cleaner?

Give them their notice, and we run the handover. We inspect while you are still under your existing arrangement, write the scope, agree a start date, and take over keys and alarm codes on the day. There is no gap in service and no week where nobody comes.
